If you’ve been keeping an eye on the Snug Harbor Property Owners Association (SHPOA) lately, you’re probably experiencing a bit of déjà vu. Once again, the Board of Governors has announced an open board seat. If it feels like we were just here, it’s because we were. The nonstop revolving door of board members continues to spin, and the board is officially hunting for another property owner to fill the latest gap in their ranks.
But before you go downloading that application form, we have a clear, unfiltered piece of advice for you—especially after their latest underhanded maneuver.
The Sneaky New Rule: Who Defines “Good Character”?
Just when you think this board can’t get any more untrustworthy, they pull another sneaky move behind closed doors. In their latest batch of board eligibility requirements, they quietly slipped in a brand-new stipulation:
Candidates must be of “good character.” (SEE POLICY BELOW)
The catch? What exactly constitutes “good character” is entirely decided by the Board of Governors themselves.
Conveniently, this massive change to the rules was never made available or communicated to the actual property owners. It is a completely subjective gatekeeping tool designed to block anyone who might ask tough questions or demand accountability. If you have ever spoken up against their decisions, you can bet you won’t meet their secret definition of “good character.”
Our Recommendation: Do Not Apply
Because of stunts like this, we at the Snug Harbor Community Hub highly recommend that anyone thinking of submitting their name for this open seat think twice—and then don’t do it. Beware: these are not good people to deal with.
Stepping into that boardroom right now isn’t an opportunity to serve; it’s an invitation to compromise your own standing in this community. Do you really want your name associated with the current board?
When you look at their track record, the pattern is impossible to ignore:
- A History of Mismanagement: From questionable decision-making to a complete lack of operational stability, the current leadership struggles with the basics of running our association.
- Gaslighting and Lack of Transparency: Property owners who ask tough questions are routinely met with deflection, half-truths, and secret rule changes like this latest eligibility stunt.
- The Reputation Tax: Guarding your personal reputation matters. Attaching your name to a body known for lying and gaslighting is a liability you simply do not want.
The Illusion of Choice
Let’s be honest about how this process actually plays out. The board goes through the motions of an “open call” to make things look official and fair. But with this new “good character” loophole, the outcome is already locked in.
As always, the board will use this arbitrary rule to reject independent voices and choose one of their friends or someone firmly embedded in their existing clique to fill the position. The open application is just a rubber-stamping exercise designed to maintain the status quo while pretending to offer a seat at the table.
Protect Your Name, Skip the Form
We all want a better, stronger, more transparent Snug Harbor. But real change won’t happen by volunteering to be the next body in their rotating lineup, subject to their rigged rules.
Save your time, protect your reputation, and let the revolving door spin on its own. If you want to make a difference, keep showing up to meetings, keep asking the hard questions from the floor, and join us in holding them accountable from the outside.
